How many homes will be in Crystal Falls?

Crystal Falls is a 415 home residential community located on 1,800 acres surrounding the Hollis Q. Lathem reservoir also known as Crystal Lake. There are lakefront, lake view, mountain view, golf front, golf view, and interior lots available for sale. Current home sites values range from $139,000-$495,000.

What is the Marina Club/Sales Office?

The Marina Club is part of the Crystal Falls Home Owners Association. The main level is being used as the Homes and Homesites sales center and is manned daily by Agents to assist the public. The Marina Clubhouse is open to all HOA members to be used for functions such as Weddings, Anniversaries, Seminars, Meetings Charity Functions and Golf Tournament Functions.

It is also available to non homeowners to Rent the facility for the above mentioned functions through the Food and Beverage management of the Crystal Falls Golf Club. Call Cathie Waddell at 678-516-2405 for more information.

Crystal Falls Amenities will include the following

Gated Community Manned daily

15 miles of shoreline around the 400+ acre stocked lake for fishing and boating. Private 125 slip marina located in the center of the community. All slips have power and water. Residents may purchase or lease from the developer. Additional boat slips will be available for guests and day use. The initial 8 boat slips with the marina are currently available.

The Marina Clubhouse featuring views of Crystal Lake sits majestically on the shores of Crystal Lake. The 4,400 sq ft clubhouse includes a residents lounge, conference room, screed porch with fireplace and a large downstairs catering hall for homeowners parties and guests. The expansive patio, grill and lawn area leading to the boat slips makes for a great outdoor dining and picnic area. A great way to enjoy the lake.

Junior Olympic swimming pool and patio for homeowners to entertain. Construction to begin 2008/2009.

8 lighted tennis courts for homeowners to enjoy. Construction to begin 2008/2009.

Interior pocket parks and a walking trail to be installed through the neighborhoods of Crystal Falls.

How do I purchase a boat slip

Boat slips within the marina may be purchased only by HOA members within Crystal Falls. Each HOA member will be entitled to purchase (subject to availability) the right to use one boat slip at the time of purchase of their home or home site. The current slip purchase price is $35,000 (subject to change). The boat slip may be sold to another member of Crystal Falls including the new purchaser of a home re-sale at a price to be negotiated between the homeowner and the other member of Crystal Falls.

All boat slip owners are subject to an annual marina fee to provide for maintenance and utilities for the docks. The marina fee is currently not being charged and will be assessed at a later date.

Are There Boat Storage Facilities other than the Marina?

Not at this time. It will be considered in the future.

What is the cost to join the Crystal Falls Homeowners Association?

At this time as a Homeowner and/or lot owner there is a mandatory one time initiation fee which is currently $1,500 (subject to change) with a mandatory Homeowners annual association fee of $900 (subject to change) to maintain all common areas including entrance and the Marina Club.

Is the Golf Club a part of the Homeowners Association?

No. The Golf Club is a separate entity and Homeowners are not required to belong to the Golf Club nor are any of the expenses of the Golf Club included in the Homeowners Association fees.

How do I purchase a homesite and how long before I have to build?

Home sites are available as lakefront, lake view, golf frontage and interior lots. Current home site values range from $139,000 to $495,000. Individuals may purchase home sites that have not been purchased or reserved by a builder. Buyers must start construction on their home site within 5 years of purchase. Your Builder and Plan must be approved by the Architectural Review Committee before starting any home in Crystal Falls.

What is the process for building my home?

Home site owners may select any builder from the Crystal Falls approved builder group. We will at this time consider your builder . Construction of a home must commence on your site within 5 years of purchase. If you cannot begin construction within the 5 year period (unless the developer has extended the time) the developer will have the first right of refusal to purchase the home site. No home site may be cleared or modified from its current conditions earlier than 30 days prior to the commencement of approved construction activity on the home.

Unless specified at time of plan approval and agreed by all parties including the developer, all buildings must be completed within 12 months of receiving the first permits.

What is the process to resell my homesite prior to construction of a home?

The developer shall retain a right of first refusal on any attempt to re-sell a home site. If the developer declines to purchase the home site the home site may be sold to a third party at a price to be negotiated between owner and third party. An individual may transfer title of their home site to a builder for construction loan purposes. Finished homes may be sold and resold to any third party by the homeowner without any purchase rights from the developer.

What kind of home may I have built in Crystal Falls?

The ARC board shall approve and monitor the construction of each home constructed within Crystal Falls to ensure a cohesive design and consistent quality that will maiximize the overall value of the community. An Architectural guideline booklet has been prepared to provide guidance of the appropriate home and landscape styling.

Who is handling the Sales of Home sites and Homes?

The listing broker for the Home Sites of the community is Century 21 Best Mountain Properties. The sales center is managed and staffed by Century 21 Best Mountain Properties. Homes may be listed with other Broker Agencies.
